Are Tiny Home on Wheels legal in San Bernardino?

In California, including San Bernardino County, the legal status of Tiny Homes on Wheels (THOWs) is increasingly accommodating, reflecting a broader acceptance of tiny house living. According to California law, THOWs are permitted as long as they meet specific criteria that generally include being licensed with the California Department of Motor Vehicles (DMV), towable by a bumper hitch, frame-towing hitch, or fifth-wheel connection, with skirted wheels and undercarriage. They must also adhere to size requirements for highway operations, offer a first floor with up to 100 square meters of living space, and resemble a conventional home in appearance.

San Bernardino County, alongside Riverside County, is noted for being tiny house friendly, especially for structures considered temporary and located in the backyard of a regular house with the required permits. However, the specifics can vary, and it’s crucial to verify that a tiny home is built on land zoned appropriately for tiny living to avoid contravening local regulations.

The regulatory landscape for tiny homes in California is dynamic, with ongoing efforts to amend and update laws to reflect the growing Tiny House Movement. While specific regulations can vary by county and city, California’s approach generally requires THOWs to comply with safety standards and zoning laws. For example, in Fresno County, tiny homes are recognized as legal, detached structures that can serve as independent living quarters without the owner needing to qualify as a full-time caregiver, showcasing a more progressive stance towards tiny house living.

For the most current and detailed information, it’s advisable to consult directly with local government offices or planning departments in San Bernardino County. This direct engagement will ensure compliance with the latest ordinances and zoning regulations, helping potential tiny home owners navigate the legal requirements for setting up their tiny house in this region.

Brief History of San Bernardino, CA

San Bernardino, California, has a rich and varied history that reflects the broader trends of American development, particularly in the West. The area was originally inhabited by the Serrano, Tongva, and Cahuilla Native American tribes, who utilized the region’s diverse landscape for sustenance and cultural practices.

The city itself was founded in 1851 by Mormon settlers who were sent westward by Brigham Young to establish a West Coast colony. This group, led by Amasa M. Lyman and Charles C. Rich, purchased the land from the Lugo family, descendants of a Spanish soldier who had been granted the territory. The Mormons laid out the city based on the “City of Zion” plan, which called for wide streets laid out in a grid pattern, and they established a prosperous community through agriculture and trade.

However, the Mormon settlers were recalled in 1857 due to the Utah War, leaving their settlements in the hands of non-Mormon residents who continued the development of the area. San Bernardino was incorporated in 1869, during a time when the region was transitioning from a ranching to an agricultural economy.

The discovery of gold in nearby Holcomb Valley in 1860 also played a significant role in the area’s early growth, drawing miners and other settlers. The completion of the Southern Pacific Railroad in 1883 and later the Santa Fe Railroad transformed San Bernardino into a major transportation hub for Southern California, further accelerating its growth.

The 20th century saw continued expansion and development, with the establishment of the U.S. Air Force’s Norton Air Force Base during World War II, which became a significant employer until its closure in 1994. The post-war era also brought suburbanization and the growth of the automobile industry, shaping San Bernardino into a key regional center.

However, the late 20th and early 21st centuries have brought challenges, including economic difficulties, leading to the city’s bankruptcy filing in 2012. Despite these issues, San Bernardino has continued to evolve, with efforts towards revitalization and economic development.

Today, San Bernardino is known for its historic sites, such as the original McDonald’s restaurant and the San Bernardino National Forest, as well as being a gateway to the San Bernardino mountains. The city’s rich cultural heritage, combined with its strategic location, continues to make it an important part of California’s Inland Empire.
